Charming Homes

Clintonville, originally called Clinton Township, was named after vice president George Clinton, and was centered on what is now known as High Street.  

Many of the buildings have a rich historical past including Clinton Chapel (now a funeral home) which is one of the oldest commercial buildings in Clintonville and served as a stop on the Underground Railroad. The local Post Office built in the center of town in 1850, was designated the "Clintonville branch", giving the little community its name.  

Around the turn of the century, residents of Columbus and the faculty of the Ohio State University began building summer homes here, and permanent homes in the areas around the ravines and the Olentangy River. With the advent of the automobile, over 80 subdivisions were built, and families moved into thousands of new homes.

The Beechwold Post Office was constructed in the northernmost area of Clintonville, and a small business center developed around it. The area formerly containing the “Columbus Zoo Amusement Park” became “Old” Beechwold 

Clintonville is loaded with charm and character, with many of the homes dating back to the teens and 20’s building boom, and the secondary housing boom in the late 40’s and early 50’s. Mature trees are standard, as are sidewalks. Homes range from charming to stately, filled with old-world details like custom woodwork, high ceilings, and hardwood floors. 

Clintonville & Beechwold encourage strolling since they are within easy walking distance to shopping, food, and entertainment. This lifestyle results in the friendly neighborliness of days gone by. 

Many of the businesses on and near High Street are family-owned by residents. There are a large number of restaurants, coffee shops, antique shops, and quirky little storefronts selling everything from thimbles to Gaelic lessons. 


Park of Roses
Exceptional Parks

Of the many parks in these two neighborhoods, the crown jewel is the Whetstone Park of Roses, which includes a recreation facility, library, sports fields, a bandstand, an amazing Rose garden, pond, hiking/biking trails, and pristine views of the Olentangy River. The Olentangy Bike Path links a series of parks, from downtown Columbus to Worthington, making it a popular weekend recreation spot. 

Schools are Columbus Public schools, and are attended by neighborhood children, many of whom walk to school, giving a small-town feel to this community. The Ohio State University is just to the South of Clintonville, and the Pontifical College Josephinum is to the North, Ohio School for the Deaf, and the Ohio State School for the Blind are also here.  

Clintonville and Beechwold also boast easy access to I-71 and S.R. 315, which leaves them only minutes from downtown Columbus, and major shopping areas like Easton, Polaris and Tuttle Malls. They offer the best of both worlds: a close-knit community with a village feel, and a sophisticated community in the state Capitol with access to all “Big City” amenities.

Worthington School District

Settled in 1803 by a group of Connecticut and Massachusetts families lead by James Kilbourne, the village is a classic square design. It was built around a central public square, which is still in use today for band concerts, festivals, and community events.  

The charming "Old Worthington" business district includes an 1808 commercial building built by Kilbourne, believed to be the oldest such building in continuous commercial use in Ohio.  

Worthington values and preserves its New England charm, filling the downtown area with thriving shops, museums, and a quaint Inn, that promote that village atmosphere. With the air of an early nineteenth century village, it is a place where people walk from shop to shop, greeting neighbors, enjoying ice cream or coffee at outdoor tables. Worthington is a friendly and comfortable place to make a home.

Worthington Schools are some of the highest ranked schools in Ohio, with approximately 90% of graduating seniors going on to colleges and universities.  

Worthington has beautiful parks, including Antrim Park, which links Worthington to the downtown area by the Olentangy River Bike Path. In addition to the downtown historic shopping area, Worthington Mall offers a very modern shopping experience, with a complete selection of upscale retail stores. 

Worthington boasts its own police department, and a citywide smoking ban adds to the clean air and comfortable quality of life.

Sports and recreation are also vital to Worthington residents. The Olentangy bike path, linking together a string of parks is a favorite for biking and blading. Worthington Recreation Center offers over one hundred sports and recreation programs, including an indoor water park. There are many baseball, soccer, lacrosse and rugby fields. Ohio State University offers big ten excitement, and Columbus has one of the best soccer stadiums for The Crew, our pro team. Worthington also has over a dozen local golf courses to choose from, and Muirfield, host of the Memorial Tournament, is only a short drive. 

There are many churches and cultural events from which to choose. The arts are also thriving in Worthington, which is close to Columbus' Palace Theater, Ohio Theater, Ballet Met, Columbus Symphony Orchestra, Columbus Museum of Art, and many other cultural gems. Other attractions, such as the Columbus Zoo and Aquarium, Wyandot Lake, Perkins Observatory, COSI, and Franklin Park Conservatory are also just minutes away.

Financing Your Home >The Margin on an ARM

When you are shopping for an Adjustable Rate Mortgage, the important thing to consider is the margin. Each time your loan is adjusted, the new interest rate will be tied to an index of Treasury notes. The margin is the percentage point above that index where your rate will be set.

Let's suppose that you have a one-year ARM with a 2.5 margin. Your initial rate was 7.5%, and during the first year of the loan, the index of 1-year Treasury notes was at 6.25%. The rate for the second year of your loan would be adjusted to 8.75%. With a margin of 2.75, it would increase to 9%. Some lenders offer lower initial rates with higher margins. In this case, the subsequent rates could be higher after the first year, than if you chose a higher initial rate with a lower margin.

If you are confused by the various mortgage offers, ask a professional mortgage broker to sit down with you and show you how it works. Today the rates and different financial possibilities are so variable that it is a good idea to talk to a mortgage broker--they usually know where the best rates can be found.
